The site is located on the south-western edge of Kegworth, bounded by Ashby Road to the north, existing development on Springfield and Whiteholmes Grove to the east, and open countryside to the south and west. The wider area includes the M1 and East Midlands Airport to the west, with the Kegworth Bypass to the south.

Kegworth benefits from a range of existing services close to the site, including schools, a GP surgery, library, and sports and recreation facilities. The site is also well connected by public transport, with the Skylink Derby service running along Ashby Road and providing direct connections to Loughborough, Leicester, East Midlands Gateway, East Midlands Airport and Derby. The site also benefits from good access to the M1, A42 and A453.

The site is well connected by public transport, with the Skylink Derby bus service running along Ashby Road. Nearby bus stops provide direct connections to Loughborough and Leicester in one direction, and East Midlands Gateway, East Midlands Airport and Derby in the other.

Services run up to every 15 minutes and throughout the day and night, meaning residents will have a sustainable alternative to travelling by car.

Land South of Ashby Road is allocated within the adopted North West Leicestershire Local Plan (Policy H3, site reference H3d) for around 110 homes and is carried forward as a draft allocation in the emerging Local Plan (2024-2042) under reference K12. Allison Homes have recently submitted a pre-application request to North West Leicestershire District Council and are now preparing a full planning application, shaped by this consultation.
